Why BTU Sizing Matters

An undersized HVAC unit runs constantly without reaching the target temperature. An oversized unit short-cycles — turns on and off too frequently — which wastes energy, creates humidity problems, and accelerates wear on the compressor. Proper sizing requires a full Manual J load calculation, which accounts for insulation levels, window area and orientation, ceiling height, local climate data, and duct efficiency.

BTU Reference Points for Kentucky Homes

For planning purposes, most Grayson County homes need approximately 30–40 BTU per square foot for cooling and 40–55 BTU per square foot for heating, depending on insulation. A well-insulated 2,000 sq ft home typically requires a 3-ton (36,000 BTU) central air system for cooling. A poorly insulated older farmhouse of the same size might need 4–5 tons.
