What Causes Sub-Floor Damage Here
Grayson County has a lot of older homes and crawl-space foundations, plus seasonal humidity. The problems we see from below match what we already describe on our sub-floor guides:

How We Diagnose and Repair It
The estimate starts from below. We go into the crawl space (or basement) and look at moisture, vapor-barrier condition, and joist condition across the span — not just the one soft spot you can feel from the living room. A moisture meter helps tell whether wood is actively wet or was wet in the past. If we cannot see the damage from below, we will tell you what has to be opened from above before anyone can give an honest scope.
Repair options we use (same methods already described on our Grayson County sub-floor guide — not a new claim):
- Sistering — A new joist is fastened alongside the damaged one so the load moves to sound wood. Used when the existing joist can still do part of the job.
- Full joist replacement — When a joist is too far gone to sister, it is cut out and replaced.
- Sub-floor decking replacement — Delaminated or rotted OSB or plywood is cut out and replaced in sections, fastened so the finish floor has a solid deck again.
- Moisture source — If the crawl space is the reason the wood failed, repairing the floor and leaving the moisture does not last. Vapor-barrier work and related crawl-space moisture repairs are part of the same conversation. Encapsulation can be bundled when the crawl space needs more than a patch.
You get a written scope before work starts. Timeline depends on access, how wet the wood still is, and how much framing and decking has to come out. We put that timeline in the estimate instead of quoting a generic “typical job” on the website.

Sub-Floor Work Before New Floors or a Bath
No finish floor — LVP, hardwood, tile, or laminate — will stay flat on a soft or wet sub-floor. If you are planning new flooring or opening a bathroom, have the crawl space and sub-floor looked at first. Why is my floor sagging or bouncing?
Usually the sub-floor, the joists, or both. Crawl-space moisture, a plumbing leak, pest damage, or older undersized joists can all produce a soft or uneven floor. The only way to know which one you have is to look from below, not to guess from the living room.
Do you work in the crawl space?
Yes. Sub-floor and joist diagnosis starts in the crawl space (or basement). We look at moisture, the vapor barrier, and the joists across the span. If the crawl space is the moisture source, the repair has to include that — not just a new piece of plywood upstairs.
What is joist sistering vs. replacing a joist?
Sistering fastens a new joist alongside a damaged one so the load shares onto new wood. Replacement is for joists that are too far gone to sister. Which one you need depends on what we find on site, not on a website flowchart.
Can you repair the sub-floor under a bathroom?
Yes. Slow leaks at toilets, showers, and supply lines are a common way sub-floor decking fails. We repair the structure and, if you want the bath done at the same time, the in-house crew handles the bathroom remodel so the new tile or LVP is not sitting on wet wood.
