Sub-Floor Repair in Grayson County
Soft spots, squeaky boards, and sagging floors — understanding joist damage, crawl space moisture, and realistic repair timelines in rural Kentucky.
Soft spots under your carpet, floors that bounce when you walk, squeaks that weren’t there two years ago — these are the early warnings of sub-floor and sub-structure damage. In Grayson County’s mix of older homes, crawl space foundations, and high seasonal humidity, this is one of the most common repair calls we get.
What Causes Sub-Floor Damage?
- Crawl space moisture — Poor vapor barriers or grading that directs rainwater toward the foundation lets ground moisture saturate joists and decking over years.
- Plumbing leaks — A slow drip under a bathroom can destroy several square feet of sub-floor before it becomes visible from above.
- Termite or pest damage — Hollow-sounding joists with no visible rot are often bug damage, common in older homes.
- Age and overspan — Older homes often used smaller joist dimensions than today’s code requires.
How We Diagnose It
The assessment starts from below — in the crawl space. We look at moisture levels, vapor barrier condition, and joist condition across the entire span. A moisture meter tells us whether wood is actively wet or was wet historically.
Repair Options
Sistering: A new full-length joist is bolted alongside the damaged one, transferring load to new wood. Cost-effective and structurally sound.
Full joist replacement: When a joist is too far gone to sister effectively, it’s removed and replaced.
Sub-floor decking replacement: If the OSB or plywood decking has delaminated or rotted, it gets cut out and replaced in sections.
Crawl space encapsulation: If moisture is the root cause, repairs without fixing the source just delay the next failure.
Timeline and Cost
A typical partial repair takes 1–2 days. A whole-house job can run 3–5 days. Costs vary significantly based on access and scope — a free on-site estimate is the only reliable way to give accurate numbers.
