2027 Interior Trends: Western KY

The lake house renovation boom that swept Nolin Lake and Rough River Lake from 2021–2026 was defined by shiplap, gray LVP flooring, white subway tile, and open shelving. Those choices still look good — but the design conversation is moving fast. Homeowners planning remodels now are already asking about what comes next.

Based on what we’re seeing in architectural and interior design publications, what higher-end clients on Nolin Lake are requesting, and what’s starting to show up in resale comps, here’s what we believe will define interior remodels in western Kentucky through 2027 and beyond.

1. Biophilic Design: Bringing the Outside In

Biophilic design — incorporating natural materials, organic shapes, living plants, and natural light into interiors — has been building momentum nationally for three years and is now arriving in earnest in western Kentucky lake homes. The principle: humans feel calmer and more comfortable in spaces that reference nature.

What it looks like in practice:

  • Natural wood ceiling beams (real or wrapped) in great rooms and kitchens
  • Stone or stacked-ledger feature walls in living areas
  • Large-format organic-shaped tile in bathrooms (no more uniform grid)
  • Live-edge wood elements — countertops, floating shelves, mantels
  • Maximizing window openings to frame lake and tree views

2. Textured Walls: The End of Flat Painted Drywall

The smooth, flat white wall that dominated 2020–2025 interiors is giving way to texture. In western Kentucky, this is showing up as:

  • Limewash paint: A matte, streaked finish applied in multiple coats that looks like aged European plaster.
  • Venetian plaster: A polished multi-coat plaster finish that reads differently in every light condition.
  • Dimensional wall panels: Slat wood panels, fluted panels, and ribbed tile going vertical. Strong in entry halls, primary bedrooms, and behind TV walls.
  • Shiplap evolution: Shiplap itself isn’t going away, but the profile is evolving — thicker boards, painted in deep tones, or with a V-groove reveal rather than flush.

3. Mixed Metals: Moving Past Brushed Nickel Monoculture

The era of matching every metal fixture in a room is over. The 2027 approach intentionally combines two or three metals:

  • Matte black for plumbing fixtures and cabinet hardware
  • Unlacquered brass or aged gold for lighting pendants and decorative elements
  • Brushed nickel or chrome for shower fixtures and appliance pulls

The key is intentionality — decide which metal is dominant (usually plumbing fixtures at about 60%), secondary (lighting at 30%), and accent (decorative hardware at 10%). This is easy to incorporate into any bathroom remodel at near-zero additional cost.

4. Wellness Spaces: The Home as a Health Investment

Post-pandemic, the home gym, sauna, and meditation space went from luxury to mainstream request. We’re now regularly quoting infrared sauna rooms (built in a 4x6 ft closet conversion requiring a dedicated 240V circuit), dedicated home fitness rooms with rubber flooring and mirrored wall panels, and primary bath spa upgrades including freestanding soaking tubs, steam showers, and heated floors.

5. Deep, Rich Color: Goodbye, Greige

Buyers in 2027 are scrutinizing materials more carefully. Low-VOC finishes, reclaimed wood, natural stone, and solid wood over particleboard are all trending upward. For exterior projects, fiber cement and real wood accents are gaining over pure synthetic options. Tactile authenticity matters — surfaces that feel real command a premium at resale.
