If your Nolin Lake cabin still has a closed-off kitchen tucked away from the water, you’re leaving the best view in the house behind a wall. The single most-requested remodel UIR handles for lakefront homeowners in Grayson County is the open-concept kitchen conversion — removing barriers between the kitchen, dining area, and great room so the water becomes the backdrop for every meal.

Here’s how we approach it, from initial layout planning to the finishing details that make it feel like a true lake home.

Step 1: Assess Which Walls Can Come Down

Before anything else, a contractor needs to determine which walls are load-bearing. In most 1970s–2000s lake cabins common around Nolin Lake, the exterior walls and one or two interior walls carry the roof load. Non-load-bearing partitions can be removed cleanly. Load-bearing walls can often be opened up with a steel or LVL beam spanning the opening — but this requires proper engineering and permits through Grayson County.

UIR handles the permit process with the local building department so homeowners don’t have to navigate it alone. Our general contractor services cover full structural changes including beam installation and ceiling work.

Step 2: Island Placement for Lake Views and Traffic Flow

The island is the centerpiece of any open-concept kitchen, and its placement determines how well the space works. For lake homes, we follow a few rules:

  • Orient the island so the cook faces the water. Position the prep surface and cooktop on the island facing the windows, not the cabinets. When you’re prepping dinner, you should be looking at the lake.
  • 48 inches minimum clearance on all sides. Lake house kitchens host more guests than typical suburban homes. Tight aisles create traffic jams during parties. If space is limited, go narrower on the island, not on the clearance.
  • Seating on the great-room side. Barstools facing the living area keep guests close without blocking the work zone.

Step 3: Appliance Zoning

In open-concept kitchens, noise and odor management matter more than in enclosed spaces. Our appliance zoning strategy for lake homes:

  • Refrigerator: Position near the entry from the garage or mudroom — so guests grabbing drinks aren’t crossing the work zone.
  • Range/cooktop: On or adjacent to the island if views allow; always with a high-CFM range hood vented to the exterior (critical in an open plan — recirculating hoods can’t keep up).
  • Dishwasher: Within the perimeter run, not the island — keeps the island clean and uncluttered for serving.
  • Coffee/bar station: A dedicated bar area on the perimeter, separate from the main prep zone, removes morning congestion.

Step 4: Materials That Work at the Lake

Lake homes deal with humidity, tracked-in sand and mud, and heavy foot traffic from wet feet. The right material choices make cleaning easy and keep the kitchen looking sharp year-round:

  • Countertops: Quartz outperforms granite and marble at lake homes — it’s non-porous, stain-resistant, and doesn’t require sealing. Porcelain slab is a newer option with even better scratch and heat resistance.
  • Flooring: Luxury vinyl plank (LVP) is the dominant choice. It handles moisture, scratches, and heavy use while looking like wood. See our flooring contractor page for options and pricing.
  • Cabinets: Full-overlay shaker in a light neutral or white reflects natural light off the water. Inset doors on a few key upper cabinets add a custom look without the full custom price tag.

Step 5: Lighting for an Open-Concept Lake Kitchen

Natural light from lake-facing windows is your greatest asset — design around it, not against it. Avoid upper cabinets on the window wall entirely if possible; open shelving keeps the sightlines clear. Supplement with:

  • Pendant lights over the island (one per every 24–30 inches of island length)
  • Under-cabinet LED strips for task lighting that doesn’t compete with the view at night
  • Recessed cans on a dimmer for ambient fill

Real Project Example: Nolin Lake, 2025

A client on the north shore of Nolin Lake came to us with a 1,400 sq ft cabin where the original kitchen had a solid wall between the prep area and the living room. We removed a 14-foot non-load-bearing wall, installed a 10-foot quartz island, added a vented range hood, and refinished the original hardwood floors throughout the combined space. The project took 6 weeks. The lake view is now visible from every spot in the kitchen.
